Rent can be paid through our Resident Portal or via PayNearMe.
Rent is due on the 1st of each month.
A late fee of $80 is applied starting on the 6th, unless your lease states otherwise.
Eviction proceedings also begin on the 6th for unpaid rent, so timely payment is very important. The eviction fee is $200-$400, based on market rate.
Schedule a Self-Guided Tour:
Tours are available Monday–Friday, 9 AM–2 PM.
The cost is $20 and a valid photo ID is required. You will receive your $20 back when you return with the key.
Submit an Online Rental Application:
Every person 18 years or older who will live in the home must complete a separate application.
After submitting, each applicant must pay a $40 nonrefundable application fee.
Application Review Process:
We review credit history, employment verification, and rental history.
If all applicants meet our rental criteria, the application will be approved.
Processing takes 2–3 business days.
Homes are offered to applicants in the order applications are approved.
Yes, we accept Section 8 vouchers on select homes.
Once you’re approved for one of our homes, you will pay the deposit and provide your voucher paperwork to our office. We will then coordinate with the housing authority for inspections and verification. Move-in can occur once the housing authority approves the unit and the lease is finalized.
Maintenance requests can be submitted through your Resident Portal at any time.

Yes. All prospective tenants must complete the full rental application process and meet the rental criteria before being approved for any property.

Response time depends on the urgency of the issue:
Emergency repairs are handled immediately.
Non-emergency repairs are typically completed within a few business days, depending on vendor availability and parts needed.
Our goal is always to resolve issues as quickly and efficiently as possible.
Tenants are responsible for utilities, unless otherwise stated in the lease.
Red Stick Brothers handles repairs, but tenants may be billed for damages caused by neglect, misuse, or accidents.
Applications can be completed online through our rental application portal.
Every adult (18+) who will live in the home must apply separately.
